From Application to Closing: We’re With You Every Step of the Way
Prior to Closing
Conduct Title Search – Ensure that the title to the property is clear and free from any liens, claims, or encumbrances.
Coordinate all aspects of title services – Work with lenders, real estate agents, buyers, sellers, and other relevant parties to ensure a smooth title processing experience.
Prepare all necessary documents – Draft deeds, settlement statements, order lien searches, request surveys, Association Estoppels and gather any other required legal documents.
Schedule settlement date – Arrange a closing date where all parties can finalize the transaction. This can be done in person, as a hybrid, or through mail-away options.
During the Closing
Account for all funds – Manage and account for all funds, including lender funds, deposits, down payments, closing costs, and other financial transactions.
Review closing documents – Ensure that all closing documents, including loan and title paperwork, are accurate and properly signed by all required parties.
Disburse all mortgage loan or sale proceeds – Distribute the funds accordingly, including payments to the seller, real estate agents, payoff of existing liens, and other relevant parties.
Post Closing
Satisfy all lender requirements – Ensure all post-closing conditions from the lender are met, including finalizing any required documentation or compliance steps.
Record transfer documents – File deeds and any other necessary transfer documents with the local county or city to officially transfer ownership of the property.
Issue title insurance policy – Provide title insurance to both the lender and buyer, offering protection against any future title claims or disputes.
